CHILDREN RIDING BICYCLES AND PLAYING ON ROADWAYS, PARKING SPACES AND SIDEWALKS

It has been brought to our attention that children are riding bicycles on the roadways and on sidewalks within the community. There has been car damage reported from the bikes scratching the paint and property damage to resident’s flower beds and planters.

This is an incredibly dangerous activity and putting the children in harm’s way. It is also a violation of the Condominium Rules and Regulations which state:

“Children may not use the roadways for play areas.   Bicycles and other toys shall not be left in the common areas. Children under 12 years of age are not allowed in the main Recreation Hall, or in the pool area unless accompanied by an adult. Please ensure that your children are supervised accordingly and are not allowed to ride their bicycles on the roadway. Also, do not leave bicycles, toys or other items unattended in common areas.”

The Association will not assume responsibility or be held liable for any accidents, damages, or injuries that may occur as a result of these behaviors.

Christmas Tree Disposal 2023

Dear Residents,

Please be advised that our community does not handle and/or manage Christmas Tree Disposal. If you would like to dispose of your Christmas Tree, you can:

Option 1Drop off your tree, free of charge, at the Public Works transfer station located at 750 NW 91st Avenue, Monday – Friday 7:00am – 4:00pm. For more information, please call Public Works at 954-452-2535.

Option 2. Keep your tree until the Next Bulk pick-up scheduled for March 15th, 2023. If the tree is larger than 6 feet, it must be cut in half first.

September Special Assessment Payoff

As indicated in the 2018 and 2022 special assessment meeting notices, the special assessments each allowed an option to be paid up front or via amortization schedule.  For those of you who chose the amortization option, our loan terms allow re-amortization twice per year.  The next option to pay off the special assessment will be September 2022. You will still need to make your regular September 1st payment and then need to submit the remaining balance by September 15, 2022.

ELECTRICAL 40-year recertification requirement of the City of Plantation for buildings 6-13 (Units 401-527)

You previously received letters on October 3, 2021 and October 21, 2021 listing what was necessary for unit owners to inspect and fix by the end of October. Thank you to the unit owners that have complied.
During a recent engineer’s inspection, it was noted that some owners have not complied with this request.  Those that have not rectified this issue should immediately hire a licensed and insured electrician to put this work in order and forward a certificate of completion and copy of permit to Bespoke Management.
Non-compliance with this request directly impacts the completion of our 40-year recertification required by the City of Plantation. Late submission of the 40-year recertification could result in a municipal lien on the property by the City of Plantation and imposing hefty daily fines until all work is completed. A lien will affect obtaining a clear title to sell or purchase in our community.

REMINDER OF WHAT EVERY HOMEOWNER NEEDS TO DO AT THE OUTSIDE OF THEIR UNITS BY THE DEADLINE:
1. Check that your exterior electrical box is not corroded and that all wires are in good condition.
2. Check that there is no vegetation growing near or on the electrical equipment.
3. Check that there is clear access to the electrical equipment, nothing stored next to these electrical panels (e.g. hoses, ladders, bikes and other equipment.)
4. Check if electrical box opens and closes smoothly. If not, repair. If box is corroded, clean and paint it.
5. Check that exterior outlets are GFCI exterior rated. If not
