Dear Residents,
As you are aware, we have competed the installation of new roofs using the loan funds. It is now incumbent upon all owners to ensure that we preserve the life of the roofs and avoid leaks.
In this regard we would like you to take the following precautions:
- Avoid going onto the roofs unless it’s an emergency.
- Avoid dragging tools, materials and equipment on the roofs.
- If any service work needs to be done, please note that we have installed pads near the air condition units (concrete buildings) for service technicians to lay their tools and conduct repairs.
- In the case of the flat roofs in buildings 1-5 the concrete buildings, service technicians should avoid sharp objects on the roof as the roof material can be cut or bruised. Ladders should have rubber footings or rest on a protective pad.
- In the concrete buildings all the cracks on the walls were sealed. No object should be fastened to the walls as this will result in cracks to the wall and eventually leaks in the roofs.
- In all the buildings there should be minimum traffic to avoid cracking or displacement of shingles.
If you plan to do any work on the roofs, please understand that you will need to provide a copy of the license and certificate of insurance for the contractor that will need access. Prior association approval is required before any roofs are accessed.
For buildings with tenants it is imperative that you discuss these precautions with them to help us keep our repair cost down. We look forward to your cooperation.
