March 2018 SA Payoff Option

As indicated in the October 2018 special assessment meeting notice, the special assessment allowed an option to be paid up front or via amortization schedule.  For those of you who chose the amortization option, our loan terms allow re-amortization twice per year.  The next option to pay off the special assessment will be March 2022. You will still need to make your regular March 1st payment and then need to submit the remaining balance by March 15, 2022.

Please email lisa@bespokemgmt.com if you would like more information on payoff amounts to pay off the special assessment for your unit.  The information will also be accessible via the portal log in.

Second Notice of annual meeting of The Village Townhouses-Jacaranda, Inc, is hereby given.  An election to fill four (4) vacancies on the board of directors caused by three (3) expiration of the term of office and one (1) vacancy of an even year directorship term of office (noted with * below) will not be required as there were only four candidates for the four available positions.  The annual meeting is scheduled to occur as follows:

The purpose of the meeting is to hold the annual meeting of the Association, to seat the board members to the Association’s Board of Directors pursuant to Section 718.112, Florida Statutes. The By-Laws state that on odd numbered years, three {3} directors shall be elected for a two-year term. In addition, every year, two {2} alternate Directors shall be elected for a term of one {1} year. Below is a list of the current Board members and their terms.

An organizational meeting will be held immediately following the annual meeting to elect officers.

The By-Laws state that on odd numbered years, three {3} directors shall be elected for a two-year term. If you wish to be a candidate for election to the board and have your name included on the ballot, please complete and return the attached notice of candidacy no later than forty (40) days prior to the meeting (February 19, 2022).  If you desire, you may also submit informational data, on no more than one side of an 8 1/2″ x 11″ sheet, which the association will include when ballots are mailed to all unit owners.  This information sheet must be submitted no later than thirty-five (35) days prior to the election (February 24, 2022).

An owner who is delinquent in the payment of any monetary obligation due to the association is not eligible to be a candidate for the board and may not be listed on the ballot.

718.112.d.1-Unit Owner Meetings–A person who has been suspended or removed by the division under this chapter, or who is delinquent 90 days or more in the payment of any fee or assessment as provided in paragraph (n), is not eligible for board membership.  A person who has been convicted of any felony in this state or in a United States District or Territorial Court, or who has been convicted of any offense in another jurisdiction that  would  be considered a felony if committed in this state, is not eligible for board membership  unless such felon’s civil  rights have been restored for a period of no less than 5 years as of the date on which such person seeks election  to  the  board. The validity of an action by the board is not affected if it is later determined that a member of the board is ineligible for board membership due to having been convicted of a felony.

718.112.d.1-Unit Owner Meetings–ln a condominium association of more than 10 units, co-owners of a unit may not serve as members of the board of directors at the same time.

718.112(2)(d)-Within ninety (90) days after being elected or appointed to the Board, each newly elected  or appointed board member shall either (I) certify in writing to the association’s secretary that such  board  member (A) has read the association’s declaration, articles of incorporation, bylaws and current policies, (B) will work to uphold such documents to the best of his or her ability, and (C) will faithfully discharge his or her fiduciary responsibility to the association or (II) may submit a certification of satisfactory completion of the educational curriculum administered by a division-approved  condominium   association education   provider.

Any director who fails to comply with the above requirements is suspended from the Board until time of compliance.  The board may temporarily fill the position during such suspension. The secretary of the association shall cause the association to retain such certification for inspection for a period of five (5) years after the election.

Pest Control

Hulett Pest is providing common area pest control for the association on the first Thursday of each month. Residents who would like to have interior pest control service need to submit a work order via the portal requesting interior treatments prior Hulett’s visit to be included with that month’s treatment. For the month of February, Hulett will be on site tomorrow, February 3rd. Please email lisa@bespokemgmt.com or submit work order today if you would like to schedule interior pest treatment this month. (This does not include termite treatment).

Committees

Hello Residents

The Board is looking to put together some of the committees that are required to ensure the smooth running of the community.  These are volunteer positions and below are the first two committees and a brief “job description” of each position.

If you are interested in becoming more involved in the community, please send your contact details to Lisa Gray at Bespoke Management, or contact a board member.

Fining Committee:

  • Must be condo owner.
  • Must be full time occupant or live within certain distance of property.
  • Must be compliant with condo fees and condo docs.
  • Must be willing to participate in one meeting per month.
  • Must be willing to communicate committee ideas to board (some communities want at least one board member on each committee)

A fine or suspension levied by the board of administration may not be imposed unless the board first provides at least 14 days’ written notice to the unit owner and, if applicable, any occupant, licensee, or invitee of the unit owner sought to be fined or suspended, and an opportunity for a hearing before a committee of at least three members appointed by the board who are not officers, directors, or employees of the association, or the spouse, parent, child, brother, or sister of an officer, director, or employee. The role of the committee is limited to determining whether to confirm or reject the fine or suspension levied by the board. If the committee does not approve the proposed fine or suspension by majority vote, the fine or suspension may not be imposed. If the proposed fine or suspension is approved by the committee, the fine payment is due 5 days after the date of the committee meeting at which the fine is approved. The association must provide written notice of such fine or suspension by mail or hand delivery to the unit owner and, if applicable, to any tenant, licensee, or invitee of the unit owner.

Neighborhood Watch Committee:

  • Must be condo owner.
  • Must be full time occupant or live within certain distance of property.
  • Must be compliant with condo fees and condo docs.

Work with local police and national neighborhood watch organizations.
